What are you looking for in a renter?
Friendly, financially-stable folk who will care for the home as if it were their own. I do check references and will request your last 3 cancelled rent or mortgage checks. This house is nicer than most of what is available in Asheville in this price range. It will go to a well qualified tenant.
What are you trying to avoid in your renters?
Groups of friends who must all combine their incomes to make the rent, (because they tend to move after only one year). College kids who party a lot, smokers, people with new pets, people with no job (unless you can show considerable financial independence.)
Can I smoke inside ?
Sorry, no, but there is a covered porch in the front.
What is required for renters?
Keeping up with the yard work; mowing the grass, pulling weeds, etc.
When will the house be available?
The current lease will expire on July 31, 2011.
Can I rent-to-own?
Sorry, no.
Does it have a basement?
No, but it does have a crawl-space under the floor; external access.
Does it have an attic?
No but there is a lot of storage space in the garage and a little more under the house in the crawl space.
Does is have a garage?
Yes, and it is quite large.
Does it have a gas range?
Yes.
What makes you a cool landlord?
I have a sense of humor and am reasonable and negotiable.
Can I have a veggie garden?
Sure.
Is there a fenced-in yard ?
Yes.
How much are utilities?
This is effected by both your lifestyle AND the weather, but aprox. $50-$130/mo. for electr. depending on how much you use the heat and AC. Water, sewer and trash together should be around $30-40 /mo.

Can I have pets?
Maybe. This will be considered, on animal by animal basis. I do not permit puppies, kittens, unneutered cats, alligator, etc. I'm concerned mostly about the smells which could be left in the hardwood floors or carpet. An outdoor pet is an easier sell. An additional (refundable) deposit will be required.
